Five factors that determine the cost of building a 3 bedroom house in Kenya

The cost of any building work terrifies most people who think of building a house. Much as many people are asking for the cost of building a 3 bedroom house in Kenya, many are not prepared to hear a lot of money even when what they want requires a lot of money.

In this article, we seek to address factors that will affect the cost of a 3 bedroom house in Kenya.

1. Location

The location of a project will affect the cost of building a 3 bedroom house in Kenya and not just three bedroom house but any other house. Three ways location affects the cost include;

  • Distance from the source of raw materials and material suppliers

The far off you were with materials suppliers or sources of raw materials, the chances that you will incur a lot of money hence the cost of a house going up. For example, a 6 by 9 inches stone is selling at Kedowa for Ksh20 per feet.

If you want to buy and transport 10,000 to Kakamega, the cost of one feet will be Ksh.60 and therefore the total cost of 10,000 fts will be Ksh.600, 000. If you are transporting to Bomet, you will pay Ksh.30 per feet and therefore you will spend Ksh.300, 000 for the same quantity of stones.

  • Topography of the soil

The second factor under location which will drive the cost of building a 3 bedroom house in Kenya is topography. A flat ground will require fewer materials than a slanting ground. A slanting ground will consume a lot of materials.

  • Nature of the soil i.e weak or strong and compact soil

A weak soil will require a floating slab on the foundation. A strong and compact soil does not need a floating slab. A floating slab translates into a lot of ballast and metal bars like D-10, D-12, D-8, etc which will drive the cost of building a 3 bedroom house in Kenya up.

2. It is a Bungalow or Maisonette

This is one question which you must answer. It is bungalow or maisonette? Maisonette requires slab while bungalow does not. The cost of steel has almost double the price hence so expensive to do maisonette.

Again when thinking of a bungalow or maisonette, you must consider the roofing materials you will use on the bungalow should you offer it. A maisonette may require a roofing sheet or just a slab as the roof for flat roof houses. Each option must be evaluated using the right parameters.

3. The 3 bedroom roofing designs in Kenya chosen and roofing materials

When you want to determine the cost of building a 3 bedroom house in Kenya, you need to think of the roofing materials and roofing design. If you opt for a flat roof, it means you will think of the slab. The steel bars, mortar, etc which will go to the slab.

If you want to use a roofing sheet, you must decide whether to use ordinary or box profile type or tile type. Each roofing sheet cost differently and also the cost depends on the supplier. For example, MRM Versatile Ksh.3, 800 per piece of 3 meters while the same will cost Ksh.1, 740 at Royal Mabati and Ksh.2,400 from Mabati Bora.

4. Materials used

The materials you will use on the house will influence the cost. For example, natural stones are very expensive and also use a lot of mortar during plastering, blocks are very expensive but use the least mortar during plastering and bricks are cheap but use a lot of mortar during plastering.

5. The sizes of the rooms

A larger room translates to a large surface area of the floor meaning a larger foundation, more tiles, more mortar and larger roofing.
